Those are two I have to leave alone — questions about safety, schools, or who lives nearby steer buyers in ways Fair Housing prohibits, so I won't characterise them. The county sheriff's office and the state department of education publish that data directly, and I can tell you anything you like about the home itself.

Live data comes from a three-party agreement between the brokerage, us, and Stellar MLS — the broker of record signs it, and we handle the paperwork with you. Then we mirror the active listings read-only. The feed flows one way, and nothing is ever written back to the MLS.
Your listing pages go live and stay current — the feed is re-checked about every 20 minutes, so a price change or a new photo lands on the page without you touching it. New own-listings get an occasion-aware email and social kit drafted automatically, each screened by the compliance gate first. List in the morning; the kit is usually waiting before lunch.
Approve, edit, or regenerate any draft, then post it on your own channels. There's no auto-send anywhere in Showcase — you're always the one who hits publish.
Your broker of record. Live MLS data comes from a three-party agreement between the brokerage, Showcase and Stellar MLS, and every domain we display listings on is named in it. The broker carries the display responsibility, so they sign and we walk them through it. Agents use it day to day.
We're onboarding a small number of Florida brokerages as design partners, and those arrangements are individual — so there isn't a price list to point you at yet rather than one we're hiding. Ask on the call and you'll get a straight answer for your brokerage.
Only if you want it to. The MLS stays your system of record and we sit on top of it. Run the listing pages beside the site you already have, or put the whole brokerage surface on your own domain and let it be the site. If it is the site, your domain goes into the MLS agreement and has to be registered before it can serve listings — that registration, not the build, is what sets your public date.
No — it feeds one. Buyer inquiries land in a pipeline attached to the listing that produced them, routed to the list agent, and they are never sold or forwarded anywhere. What we don't do is contact management: no imported address book, no calendar, no drip sequences. Your CRM stays your CRM, and we stay the layer that fills it.
No, by design. Drafts are prepared and screened; you review and publish them yourself. That keeps a licensed human between generated copy and the public, which is both an accuracy choice and a liability one — the person who publishes is the person who is responsible.
Advertising authority is re-derived from the live feed at the moment they act, never trusted from a stored draft — so anything they no longer have the right to publish is withheld rather than flagged after the fact. Their listing pages stay with the brokerage that holds the listings.
Not yet. We start on Stellar MLS because display rules are per-MLS and we would rather be correct in one market than approximately right in ten. The architecture is built to add others — tell us your market and we'll say honestly where it sits.
